5 things to be aware of when choosing roof lanterns or skylights for your Bristol home

1. Is planning permission required?

The idea of obtaining planning permission can be off-putting for homeowners. It is often viewed as unnecessarily complex and inconvenient. You’ll be pleased to here, then, that in most cases a roof lantern installation won’t need planning permission. If the roof lantern is part of a new-build orangery there are certain rules which you must adhere to avoid planning permission:

  • The extension is built at ground level and its floor space is not more than 30m²
  • The original property and extension are separated by external quality doors
  • All internal electrics comply with current Building Regulations requirements
  • There is no veranda, balcony or raised platform
  • The extension is not more than half the length of the original property

When installing a roof lantern into an existing flat roof extension, to avoid planning permission it must not be more than 150mm higher than the existing roof and it must not exceed the height of the original property’s roof.

2. Which direction does the room face?

The direction of the room where you want to install the roof lantern will affect your choice of roof lantern. As a general guide, a north facing room will benefit from a larger glazed roof area while a south facing room will only need a smaller roof lantern as it is exposed to greater amounts of direct sunlight.
